What Will The EPC Assessment Involve?

Prior to the appointment:

1.       The assessor will contact you to make a convenient appointment and discuss some details. It is intended that within 3 days of contacting you the survey will be done.

2.       An EPC contains a significant amount of information. To ensure that we produce a comprehensive and timely certificate for your property we may contact you before or after the assessors visit to clarify some details.

On the day of the appointment:

1.      The assessor will make all endeavours possible to keep the scheduled appointment. If any delay is anticipated you will be advised ASAP.

2.      On arrival the assessor will introduce him/herself to you or your representative, confirming their identity.

3.      The first action will be to conduct a health & safety assessment around the exterior and interior of the property.

4.      The assessment involves taking measurements inside and outside the property.

5.      Identification of the type of boiler installed, associated heating controls, any secondary heating appliances or water heaters, open fireplaces etc.

6.      Identification of the type of fuel that is available and used.

7.      Inspection of the property construction to identify if any extensions have been added or alterations that could affect the thermal properties of the building, noting roof style, type of walls, features to date the period of construction.

8.       Assessment will also be carried out to identify what insulation is present, both in the walls and the roof space.

9.      The number and types of windows will also be noted as well as the year of installation, if know.

10.    Any renewable sources will also be assessed if present (i.e solar heating).

11.   The data collected from the assessment will be entered into an approved software application that produces the EPC. The EPC will go through embedded quality checks in the software application of the accreditation body before lodgement in the government “Landmark” database. Once the EPC is lodged it is available for retrieval by the use of a Report Reference Number (RRN) which will be provided to you by the assessor or estate agent.

Note that the method of data gathering is RdSAP (Reduced data Standard Assessment Procedure). This is a non destructive assessment which means that the assessor will only be doing visual assessments on the property to gather the data required.
