Landlords/Property Managers From October 2008 it will be mandatory for a landlord to have an EPC on any property being rented out. Qualified, accredited Energy Assessors will conduct a survey of the rental property for the purpose of providing you with an EPC. This service can be provided directly to you by EPC Rating Ltd. Providing this information for prospective tenants gives the tenant important information on what energy costs they may need to budget for. This in turn helps the Landlord/Property Managers secure a tenant who can meet both rental and energy costs. In such a competitive rental market the EPC will be a consideration for any cost conscious tenants making their chioce.
Tenants When committing to a lease period on a property you need to have as much information on the energy running costs as possible to help you manage the financial commitment you are entering into. The EPC will give you an indication of the running costs of a property to assist you in making your decision on which property to rent. Please note however, that the individual’s energy management is not reflected in an EPC.
